Investors should look no further than South East Queensland for their next property, according to Hotspotting.com.au. Five cities in the region – Ipswich, Logan, Moreton Bay, the Gold Coast, and the Sunshine Coast – were named on the website’s Top 10 Best Buys report which predicts the 10 best Australian locations for capital growth.

All these locations show “identifiable drivers of demand for real estate, which will place pressure on prices and rents,” stated the report. “We expect them to show growth not only in 2016 but well beyond.”

The Department of Infrastructure and Transport believes Ipswich’s central suburbs will get 56,000 new jobs by 2026. This dramatic jobs growth combined with affordable real estate will power a local real estate boom, according to Hotspotting.com.au.

Logan’s affordable housing, strong infrastructure, and close proximity to major job hubs should also see its home values increase. The suburb is already being expanded with a $4 billion master-planned housing community on Waterford Tamborine Road. This will add 17,000 new homes to this growing area.

Moreton Bay is another affordable location set to grow. Rail and road links connecting the city to Brisbane and the Sunshine Coast should help lure new residents.

New infrastructure implemented in preparation for the 2018 Commonwealth Games has made the Gold Coast a great choice for investors. New additions include a $150 million light rail development and a $42 million aquatic centre. These and other new projects brought 15,000 new jobs to the Gold Coast in 2015. Its population has also grown by 133,800 people in the last decade, which is the largest population growth in the state. Hotspotting.com.au expects substantial property price growth, especially in the residential suburbs between Helensvale and Brisbane.

The Sunshine Coast is also enjoying the benefits of billions of dollars in infrastructure upgrades, including a new $5 billion medical hub. Additions like this bring new job opportunities to the area, which in turn boosts housing demand.

The City of Casey, Epping, and the Sunshine Precinct in Victoria, Hobart in Tasmania, and Wagga Wagga in New South Wales rounded out Hotspotting.com.au’s Top 10 Best Buys.
